The take
Central Florida opened July 2026 with the deepest inventory since 2019 — active listings are up roughly 18% year over year and months of supply has climbed to about 2.5–3 across most submarkets. That still reads as a seller-leaning market rising off a historically low base, but it now rewards realism: median days on market sit near 34 (up from the low-20s a year ago), and about 22% of active listings have taken a price cut, up from 15% last summer. Homes priced within 1% of true comps are still going under contract in about three weeks; the ones chasing 2024 numbers are the ones expiring. The tailwind is rates. The 30-year fixed has eased to about 6.53% — its most buyer-friendly level since last fall — and Central Florida's net in-migration keeps demand steady even as inventory grows. For sellers on the fence, that combination is the argument: more competition on the shelf, but more qualified buyers shopping. Pricing and presentation, not waiting, are what win this window.
