Unincorporated south Orange County covering roughly 6.5 to 7 square miles, south of the Beachline and west of Orange Blossom Trail. John Young Parkway runs along the west with an SR 417 interchange; Florida's Turnpike lies east, Central Florida Parkway north, and Osceola Parkway and US 192 south.

—Entirely unincorporated Orange County: no municipal government, no city millage, no city permitting, and no municipal architectural review. Governance is Orange County plus the master association
—Hunter's Creek Community Association operates a Community Standards and Architectural Review function with published guidelines and application requirements for fences, enclosures, exterior paint colors and pools — approval is required before work begins
—Master association assessments apply community-wide, and condominium properties carry their own separate association budgets, reserves and estoppel requirements on top
—For the condominium inventory, Florida's milestone inspection and structural integrity reserve study requirements are live considerations given the 1990s construction era — request the association's current reserve and inspection status
—With almost no new construction, comparable sales rather than builder pricing set value; conversely there is no builder inventory competing against a resale
